What DSCR actually measures
DSCR compares the cash your business generates each month against the debt payments it has to make. Anything above 1.0 means there is surplus after servicing debt; the SBA wants a meaningful margin above that, because business cash flow is volatile.
Acquisitions moved from 1.15x to 1.25x on October 1, 2026. If you are buying your first business, the bar went up — and projections no longer count toward meeting it.

The fastest way to improve your DSCR: pay down a small existing balance. Every dollar of monthly payment you retire increases the capacity left for new debt — often a $4,000 credit card payment is enough to move a borderline file into approval.
What counts in net operating income
NOI is what remains after the ordinary running costs of the business, excluding depreciation and interest. That exclusion is deliberate: depreciation is not a cash outflow, and interest is what the DSCR test is measuring in the first place.
For a tenant, rent is an operating expense and therefore reduces NOI — so it is already reflected. For an owner-occupier, property costs are usually excluded. Either way, existing fixed obligations reduce the cash available to service new debt.
Common questions
What DSCR do SBA lenders require?
General 7(a) requires 1.15x minimum with 1.25x preferred. Under SOP 50 10 8.1, effective October 1, 2026, initial acquisitions, owner buyouts and ESOP transactions require 1.25x. Business expansions stay at 1.15x.
How do I calculate DSCR myself?
Divide monthly net operating income by total monthly debt payments. A business with $120,000 annual NOI and $2,000 of monthly payments has $10,000 monthly NOI, so DSCR = 10,000 / 2,000 = 5.0.
What is a good DSCR for an SBA loan?
1.15x is the minimum most lenders accept, but 1.25x is where you get the best pricing and the largest amount. For acquisitions, 1.25x is now the actual requirement rather than the preferred figure.
What is net operating income for DSCR purposes?
Revenue minus operating expenses, excluding depreciation and interest. It is what remains to service debt after ordinary running costs are paid.
Does rent count in DSCR?
For a tenant, rent is an operating expense and reduces net operating income, so it is already in the ratio. For an owner-occupier, property costs are usually excluded. Existing fixed obligations reduce the cash available for new debt either way.
How can I improve my DSCR quickly?

Can I use projected revenue to qualify?
For acquisitions, no. SOP 50 10 8.1 states lenders may not rely on post-closing projections to satisfy the acquisition DSCR. It must be met using actual historical cash flow — the most recent fiscal year or a two-year average.
What DSCR do microloans require?
The SBA sets no floor for microloans, since nonprofit intermediate lenders set their own criteria. That flexibility is a large part of why microloans remain the most accessible SBA product for newer businesses.
